It’s funny, I looked for Hard Money Lending/Private Money lending books a few years back, when the market was hot and everyone and their mother was an investor and a Hard Money Lender, but I couldn’t find anything that explained the process in detail. These look great.

I had this same discussion with several of you last year.
While we appreciate everyones involvement in the Forums, I don’t understand why we need to keep reminding everyone that they need to manage themselves with some level of decorum. One would expect that issues be handled on a somewhat professional manner as we are all adults and not children on a playground. If you feel the need to spit at each other and name call then be intelligent enough to take it off the Forums and use the PM system.
If you want to have a discussion, then discuss. If you want to bait each other into arguments and name calling…find someplace else to do it.
Well I never received a PM from the moderator like you had hoped, but it seems the moderator who just posted openly was referring more to you and FDjake than anything else I said... as what you post (insults, name-calling, swearing, etc.) violate forum rules...
I could not agree MORE that the personal attacks are not necessary and it’s best to keep on point… if you disagree, disagree on the POINT… no need to get personal…

Mdhaas, I have contacted the moderators twice since I began posting a couple of years ago to inform the moderators about forum rules being broken (with the last one being in July 2009), and this was not one of them… So I never hid “behind the teacher” or “pointed the finger” as you put it… so while you are entitled to your opinion, you are not entitled to your facts.
I find it interesting that you posted a PM from me to another poster in your post, so I would ask directly… what forum rules have I violated? This will be good for everyone to know… As I told you in my PM response, I don’t call names or swear, I only respond to posters with their own words and give my opinion and I use FACtS to support it. You may not personally like the opinion, which you are entitled to, but it certainly does not violate any of the forum rules.
So please clarify for everyone what forum rules I violated that necessitated the publishing of a PM response from one poster to another poster… a fair application of the forum rules for everyone who posts is only right, wouldn’t you agree?
What point was that MDhaas… that you want on one hand EVERYONE else to act “professional” and avoid name calling but then go on to do EXACTLY that??? It’s called CREDIBILITY and FAIR PLAY (as in the application of the RULES to everyone’s posts, not just the ones you happen to “like or dislike”)…

That’s OK… you’ve already demonstrated where your bias lies, and it’s certainly not in the FAIR and EQUAL application of the forum rules…

As we can see from your lack of response, I didn’t violate the forum rules, others did…

All you do is bring DOWN the credibility of the site when you act as you do… You don’t think NEW visitors see this… look at the views count on this thread alone… that means they are WATCHING how you “moderate”…
