Interesting how your verbage sounds an awful lot like FDjake… How you can use 800sf, when this has been corrected so many times is another interesting insight… and how much time do you actually think I spend on here??? If you look at my stats, it is a TOTAL of 5 days and 19 hours since I started almost 2 years ago… Sounds like FDjakes math - 5 days equals four months ago… :rolleyes

I work Monday thru Friday, and work on it primarily on Saturdays… My wife works on the weekends and I have the kids… Sunday is family day… We have four kids and activities also keep us busy during the week… I have been spending a little more time on it this summer with my son (he also helped a bit on the weekends)… what you also don’t know is that I am a Scoutmaster, and we are aways one weekend per month… So I have other obligations aside from this investment… But you would know all this already if you’ve been following it, so it makes me wonder WHY you would ask it?..

That may be, although again, an awful lot like Fdjakes wording… in any case, this is a side investment for me… I am NOT a full-time investor and have said so many times… I have been in business for myself for a long time, so I am no stranger to hard work…

In the end, it might be a benefit that I waited… but, we’ll see… there is, however, NO DOUBT, based on the NUMBERS, that even if I do hold onto it for TWO years, I will STILL make a double-digit ROI for my investment… Not bad in most peoples book… So, I will finish this project on my schedule…

Positive, in comparision to your 5 days and 19 hours I have been a member of this site for over 3 years and my total time is just over a day. Think about this for a second you have been on this site for almost 6 days??? And you don’t think that’s a lot of time. Obviously there are some members on this site that have the luxury of being on it more than others. Propertymanager, Jake and others have their business run like a well oiled machine. I certainly don’t, not yet anyway. Thus I do not have the luxury of spending hours and hours on this site.

In my previous post I stated that you have been working on your project for 8 months I stand corrected it is actually 11 months, Jake is correct the clock is ticking from the moment you close everyone in this business knows time is money.

Do you realize you are losing money right now??? The money you have tied up in that place could be sitting in a CD earning at the very least 3%. You need to change the way you think.

Back to the 11 months, 8 days a month to work and 88 Saturdays and Sundays in 11 months that is almost 3 months!!! Of the 139 hours you have spent on this board you are telling me there is not a single one you could have been working on your project??? Let me say that again 139 hours on this site!!! A typical work week is 40 hours. That is almost 4 work weeks!!! Is it sinking in yet???

I finally voiced my reason bc you asked for all the people that agreed with Jake to come out of hiding. I did not read this whole thread I don’t have time for that I skimmed it. I am going to preface my next statement with I am not married and I do not have any children. Sunday is family day? Scoutmaster? I am sorry but those things need to be on the back burner at this point. Get the renovation done get the place sold and then spend the time with your family. It is nice that you brought your son with you, if it wasn’t for my father I would not be in this business. He brought me along to his job sites when I was younger that’s great but at this point you need to get the place done and sold. If my Dad knew I had been working on a place for 11 months he would tell me to invest in some jewish lightning and never invest in another property again.

Positive, you sound like a nice guy and great dad, but in my opinion you are not cut out for this business. Maybe you should try to start a conservative blog you have a passion about it and even have followers i.e. Hoosier.

Like I said, even if I kept it two years, my ROI will be doube-digits… much more than 3%… I would never put my money in a CD at 3%… Once this property is done, it’s onto the next… and then the third will be purchased cash, rented out, and then the process repeated…

88 Saturdays and Sundays, but as I’ve already taken the time to tell you, that is indeed not the case… If my posting were eight hours straight at a time, your analogy would make sense… I am not even going to go into how many times we had to travel out of state for family situations this year…

When you do get married and have children, it will make more sense to you… I have other obligations besides my investments… If this was my full-time profession, it would have been a different issue… One thing I have learned throughout my life, is that you can ALWAYS make money, but you can NEVER get back those times and memories with your family… As a single person, your life is totally different…

As far as being a Scoutmaster… I stepped in when there was noone else willing to… it was either that or my two sons would have lost out on the experience… It was a necessity at the time, but I’m glad I did it… My oldest will Eagle out at only 15, and my youngest is already following suit…

When you are a parent, you’ll find it’s not all about you…

Crap…I put my post in the last thread. Like I said there, you guys got it going on in more than one thread so I just put my questions over there.

I really respect the fact that you place a priority on your kids and you’re doing Scouting with them too. I started in Cubs and earned Eagle in Aug of 92. I’m working my tail off now, but trying to spend time with the kids too. There’s a lot of nights during the week that I’ll stay home until they go to bed and then go work for about 4 hours. If you notice, the majority of my posts lately are really late at night. I still like to keep up with things on here too.
For the record, I’m not one of the people that PM’d fdjake about you. I’ve PM’d him about stocks, but not you. If you check my stats on here, I have an obscene amount of time on the site. A lot of that comes from when I first got on here. I was on det to El Salvador. If I wasn’t flying, I was in my hotel room. They have an incredible crime rate there, so we were all basically restricted to either the flight line or the hotel. So I utilized that time to read every post in 5 forums on here. So my time on the site has been very beneficial to me.

Yes, we still need medical coverage for 100% of the population. It needs to be non-profit. It can be a mix of insured plans or government plans. Of course it should not be free, we can pay reasonable amounts. We don’t have to re-invent the wheel here. Medicare and Medicaid work, Military health care works, European and Canadian plans work. Let’s just figure out how to do it and get it done, even if imperfect. It can be modified later.

I’m sure you could re-write the same headline:

“CRUEL AND NEGLECTFUL CARE OF ONE MILLION AMERICAN NURSING HOME PATIENTS”.

As to the infant death rates, the US has been way down the list for many years. Countries may count deaths differently, but do you see any reason why American babies SHOULDN’T have the BEST CHANCE in the world of hitting their first birthday?

Is’nt healthcare important enough to make sure it’s done right and will work well??So why is it being rushed and crammed down our throats this way take or leave it?I would like some sort of co-pay that you could choose a deductable like your house/car.I have a friend in insurance that said they would love to be able to sell more choices of “catastrophic” insurance.Plus tort reform is a must in any kind of bill!I know this is a foul topic with the dems since lawyers assoc is their campaign piggy bank.But it is a problem that has healthcare cost rising,and is’nt that part of the solution here??

I absolutely agree that we need tort reform. Way too many expensive and unnecessary tests are being done just to mitigate the chance of being sued.

Perhaps you could provide us some examples of th"horror stories" you have heard. Can they be any worse than some of the horror stories you are hearing about here in the United States. Do you have any idea how expensive it is for someone who does not work for a large corporation to insure a family. Have you asked your parents lately how much their help insurance plan is??

It is very easy for some people to sit back and complain about a new system when they are not one of the persons being affected by it. Who do you think pays for the medical care of people without insurance? Where do you think the money comes from to finance public hospitals??

I am not saying i agree with the Presidents proposed system. But for those of you who keep pointing out the European health care system, and the Canadien health care system perhaps you can answer me this question. In fact I want NO ONE but Hoosier to answer this question… POSITIVE THIS MEAN YOU!! Let Mr. “I am a big tough guy who can call out people on the street” answer the question.

My uncle moved to Canada for a job, so thats where he lives. He fell off a roof and shattered his leg.

He went to the hospital (and there was a long line, but, there is here in the US too, thats not where im getting), so…

He was in agonizing pain, and he went up and asked
“Can I have some pain medicine while im waiting.”

The person behind the desk responded
“You need to wait in line and wait for the doctor to see you.”

My uncle responded.
'Listen, Ill just BUY some pain medicine that I can take while I wait. I need something now."

The person behind the desk responded.
“Sir, I wish I could do that, but I cant give you anything without government approval.”

That is what ive heard. Ive also heard MANY horrible stories of the elderly not being able to get anything (because their life isnt as valuable as a young person).

I dont know the %'s exactly, but America has like a 97% prostate cancer survival, while other socialist countries are like 15-30% below us. That proves our quality of health care isnt the problem, just the cost.

My mom works for a state funded mental hospital that pays our insurance (go figure, another government funded thing), so I wouldnt know how much it would cost a family of 4 right now. But… Ill tell you ONE thing right now.

Ive broken my arm 3 tiems (im a idiot, cant stop tripping in basketball) and ive NEVER had any problems getting to the doctors office and getting pain medication, but my uncle did.

The way to solve the health care problems is finding a way to stop doctors from getting sued from every little thing, stopping the 30 million (thats the number ive heard, dont hold me to its accuracy)illegal aliens in our country leeching off health care. That would be a good start.

Try going to any American hospital and act like your in pain. Offer to pay for pain medication whe your waiting and see what happens. They don’t just give you pain medication because you offer to pay for it.

The fact is people are going to go to the public hospitals and get care whether they have insurance or not. Having some system in place to cover those persons without health coverage is not a terrible idea. I agree with you that illegal immigration needs to be stopped. But denying American citizens basic medical coverage when or if they can’t get it any other way seems a bit inhumane and anti-American.

So in your opinion if you can’t afford medical insurance or care you should just be left to die? Oryour children should be left to die?

I wouldnt support ANYTHING like that on a Federal level, because I dont want a big Federal Government.

Since I support power to the states, I’ll tell you what i’de like to see here in my state.

I would like to see Public Schools be only free to for the poverty. My parents could have payed for my full education (im very middle class, not even upper middle), and I dont expect anybody else to pay. But, I do think we have a obligation to give every kid a education whos willing to learn. (Not on the Federal level though, No Child Left Behind is unconstitutional)

I wouldnt be 100% opposed to a STATE LEVEL free health care system for CHILDREN that are IN POVERTY. I wouldnt be crazy jumping up and down for it, but … I would understand it.

Let me guess…your reasoning behind this is because you don’t want to pay any more taxes than you have to?? So by cutting out public education you think you will pay less in taxes. Also, please explain how the no child left behind act is unconstitutional?? Is it because the original founding fathers did not put it down on paper before they signed?

You want to see this country go into serious decline. Cut out free public education and see what happens. If your parents could have paid for your education then why did they not send you to a private school? Why did they subject you to going to school with “poor people”?
