I agree that if you want to get out of poverty, you have to have a determined mind set and be a go getter type. However, in general speaking, because of those low life scumbags living paycheck by paycheck, idiots, well fare mother with 6 kids, etc. that make you, landlords, become filthy rich. Without them, I don’t think your wealth will ever happen or if everyone is motivated as you, then there will not be different classes or statuses in the society.
What I am trying to say here is we should try to be sympathy for those people a little bit.

Low income people DO NOT translate to bad people. How about if I rephrase it as follow: “People with criminal backgrounds should NOT be allowed to vote”. I think it is more appropriate to state it this way.
Because they vote on issues that saves them money, not make them money. They tend to vote based on religious lines, race, etc. They have no understanding of true issues.
Can you imagine what would happen to Walmart if the executives and chairs voted into their positions by the 5/hr walmart workers? Why would the country be influenced by those same people?
As far as teachers goes, they grose $35k+/year and majority end up in a household making more than that so they qualify to vote.

Rookie, that is genuinely all they want. They want a comfortable chair, a tv, food, beer, and family and friends. They don’t want any more than that. The ones who can figure out how to do it without doing any work at all won’t even work the 9-5 job.
Their parents lived that way. All their friends live that way. They were raised to live that way. None of them want to make decisions or take responsibility.
If you ever listen to country western, there is a song “I am a lucky man”. It’s about having a place to live, good health, a wife and good friends and not needing any more than that.
Not only are many people raised that way, but the media- songs, movies, mostly reinforce that as a value system. People who get ahead are portrayed as back-stabbing, unliked, and unhappy and very often, they get what is coming to them (which in the movie, is not a good thing).
I don’t know how you were raised, but I come from a hard-working family that was good with money. My own son was raised to be successful from the day he was born. I made sure he went to good schools, did his homework, learned how to manage money and make decisions, and hung out with good role models.
I’m not saying you can’t come from the ghetto and make a success of life, but it is a definate handicap to grow up surrounded by people who only watch TV, drink beer, and never make important decisions. That’s a lot to overcome and many people never overcome thir upbringing.

I don’t know any landlords that are “filthy rich”. I also don’t have sympathy for a tenant that has six kids by six different men. You would have thought she could have figured out that keeping her legs crossed might have been a good idea after the first three! Most of these people live the life they do because they make bad choices and have bad priorities.

While we’re talking about taxes, how about us poor victimized landlords who don’t get to vote when it comes time to talk about property taxes. Here in Ohio, the tenants get to vote to raise the property taxes on the landlord. I’d call that taxation without representation. I think when it comes to property taxes, property owners ought to get one vote for every property they have. Tenants - no votes. Property owner with 100 rentals, 100 votes!!!

I respectfully disagree with what you wrote. Because according to your cash flow formula (which I totally agree with):
NOI = Total Gross Income (Gross Rents) - Operating Expenses (which include TI).
Cashflow = NOI - PI
… And the Operating Expenses usually are 50% of the Total Gross Income (Gross Rents), which include the taxes and insurance (TI)
Since your taxes have already been factored in the Operating Expenses, and you “only” buy property/properties that can generate positive cashflow. So, does it matter if the tenants get to vote to raise the property taxes on the landlord?
The answer is NO, because at the end, they (tenants) really are the ones, who would pay for all your property taxes. In other words, if property taxes are raised by whatever reason, I am sure you (landlord) will find the way to increase the rent to offset the raised taxes (in the operating expense) in order to maintain/generate positive cash flow based on the formula.

I am going to get back on the topic of this thread which is “The Secret”, this is just a modern version of Wallace D. Wattles book “The Science of Getting Rich”. I have been listening to both of these on audio tape (2 hours in the car everyday), and these guys have it right. If you are successful in what you are doing you are utilizing “The Secret” or doing things “in a certain way”.
You really do need to SEE what you want. You have to KNOW that you can have it. I got myself out of debt using the secret and as I look back on that time, it really didn’t feel like I was sacrificing at all. I didn’t do anything outwardly radical. But I did make some concessions and its because the key thing was to ‘GET OUT OF DEBT’. If I had not been exposed to the Secret way of thinking I probably would be in the same predicament. But as I get more control of my thoughts these things become easier.
To me doing something that gets you what you want is NOT hard work, its NECESSARY work. You either do what you need to, or you don’t get what you want. I keep hearing people say, “The Secret” says to just ask, and you will have it or act as if you already have it and you will get it. That’s true. But understand there is no other way to get what you want. Acting like you already have something does not mean you don’t work, it means you must ENJOY the work you are doing to get what you want, and if you are enjoying the work, is it really work?
Lastly, I keep hearing Mike say “work hard” and “people are lazy”. But I guarantee that Mike enjoys rehabbing the properties, or beating the tenants at ‘the game’ and he enjoys collecting his rent. Are there some incidences that are a pain, sure, but in the main he enjoys what he does. That’s not ‘hard work’, that’s enjoying what you do, and that’s the secret.
