I know you are going to take this hard but I do hope you will remain a member of this forum. Even though we don’t see eye to eye on a lot of things I do enjoy your videos (and I mean that in all honesty) and some of your postings are very thought provoking (such as this thread).

Chris, thanks for the kind words. Even though we havent seen eye to eye always, I enjoy your posts too… especially when were not fighting.

That’s what I am thinking. To hear him/her tell it they were quite a multi-tasker, a little dense, but quite the multi tasker.

Your 2 book recommendations on notes sound fascinating and I’m ordering them from Amazon. I’ve always wanted to learn how to do note investing, it sounds fascinating.

I’m hoping that’ll be my retirement “job” if I get tired of pushing furnished rental units. Thanks for being available on this site.

Both are great books…I think the hardest thing to get use to is not seeing the money in your account…Other than that after all of your due diligence is done I honestly love the business…I think a talented landlord/propertymanager can make a higher % or ROI but I’m not a patient nor very talented at being a good landlord…

example…I bought a 2 family property upstate NY for like 40k 2 years ago…Hated it…had nothing but issues with tenants,water bills,vandalism etc…I sold the property for 55k with owner financing…Took %20 down and held the mortgage at %10 with a 5 year call…A call means the buyer has to take me out of the mortgage at year 5…If you calculate the down money plus the interest over the 5 years plus the buyout amount at year 5 its unreal…Much better than owning it…Also in the event of a default I simply take back the property because I have a signed deed in lieu of foreclosure,keep the down payment and monthly interest payments made and find another buyer…But this owner is a good landlord and Im actually doing a similar deal with him on another property…The possibilities are endless…

I will say this to anyone who is reading this and feeling like he got screwed. I was absolutely done posting in Random Ramblings (as were several other prominent posters) because of Positive Outlook. Trying to reason with the guy was like banging your head against a wall. And the cutting and pasting along with his constant “prove me wrong” crap just got old very fast. Hopefully some of the others that have quit posting here will come back and start contributing again.

You ain’t kidding about rentals. I just can’t deal with tenants, just not worth it and hope new investors understand what they are getting into with them.

I’ll be interested in learning more about Owner Financing and Hard Money lending through your book recommendations.

I guess I don’t understand why he didn’t catch on that something big was going down when all of a sudden Mdhaas (Global Member Moderator) got involved in this thread and kept telling him he was proving his point. :rolleyes I feel he was given many chances to stop what he was doing, but was probably at a point of no return and just kept digging him deeper and deeper. Hopfully he will now have the ambition to build that blog.

Heck I think I was one of the two he kept hoping would join in the reindeer games (just because I’m a regular poster and questioned him on his timeline with his rehab vs. cutting & pasting on here). I simply wasn’t getting involved this time. I never had anything against him, but it was getting really old of the calling everyone out to stir the pot.
I was actually thinking about just doing a one liner this afternoon saying he was about to go the way of the Hooch.
It’s nice to hear everyone kinda open back up again and offer help to everyone. Same goes for me. I offer up what I can for areas where I have experience. I haven’t branched out too much yet because it’s been so easy to keep making the deals we’re making. I still want to do self storage in a few years after I retire.

It’s a special gift of wanting to be abused and willing to deal with stupidity. I had a tenant leave a message today claiming she’d been trying to reach us for 3 weeks (first I’ve heard of this). When I finally talked to her about this tonight, she said that my phone never rang and always went straight to a message. I had to explain to her that’s what cell phones do when they’re turned off…they go straight to voicemail and you have to actually leave me a message if you want me to know you need something.
