I have an assignment contract and an option to purchase real property agreement for real estate attornies to look at. The purpose was for them to look over the forms to see if they are legitimate papers I can use to do wholesale deals in my state. I don’t want to use contracts that are not legitimate contracts according to our state law. They look legal to me but that doesn’t mean it is legal because of my opinion. They won’t respond to me letting me know they looked over the papers and tell me if they are usable or not. What am I to do? I contacted at least two RE attornies and neither responded back from days ago.

May I ask some clarifying questions: did you pay the attorney to review your documents for you? Did they give you an idea of turn around time when you paid them?
I have had great experiences with Pre-Paid Legal for reviewing documents and answering lots of real estate investing related legal questions over the last decade that I’ve been a member. I find the $30 or so per month a great value and recommend it to all the investors I work with. In fact, if people are working as a bird dog or wholesaler for me, I insist on them getting it so they have a great source of high quality legal advice without any extra cost whenever they have a question (and a lot of legal questions do come up that you should consult with your attorney about). Having a plan like that allows you call and get the REAL scoop and not just advice from a forum which even with the best intentions and sincerity can still be not in full compliance with the law.

Welll. Honestly I sent them two copies through email asking them to look over the forms. I didn’t pay anything for them to look at them. But then again still they never contacted me back saying they would charge me to look at the papers or how much the fee would be. Who knows if I can afford to pay or not for them to look at the papers if they at least contact me.

If it were me, and I did not have Pre-Paid Legal, I’d CALL them first and ask them about what it would cost and how long it would take.
I wouldn’t expect much or any response from sending an email with contracts attached.
I’m starting to notice that myself that people tend to ignore emails quite often, especially when I know they seen it and pretend they never got the email.

Yes, as I mentioned you’d be best served getting pre-paid legal and paying the small monthly fee where you KNOW that they’re getting paid and are there to help you.

This is my very first time contacting an attorney with this topic, so I am new to how pre-paid legal service work. I thought I could just ask them to look at it and give me a simple yes or no if the contracts are good or not. I honestly wasn’t expecting all this. Now I know.
I already found two lawyers listed as sponsors on my local REIA website. Those are the two that are not contacting me. If I have time, I have to give them a call to see what is going on. My current paychecks is not holding up too good, so I may not be able to pay any more monthly debts. I’m almost tempted to just use the contracts anyway without having to go through this long drawn out process of paying montlhy pre-paid legal service for this one time question about contracts. All I needed was simple yes or no and be done with it.
it shouldn’t be a long drawn out process, but attorneys won’t give you a legal opinion for free,unless you happen to have a good friend thats an attorney or have a relationship with one that has worked for you in the past
Can you make friends with someone that does assignments in your state and see if they have a form they will let you use

In my opinion, you don’t want to do something that’s going to come back and bite you. It is worth taking the little bit of extra time to make sure you’re doing it right from the beginning rather than “risk it” and think you’re going to fix it later.
Having seen a lot of paperwork others are using, I would not recommend using paperwork from another local investor without having that reviewed by your own attorney and this will not be the only time you will want to be able to ask your attorney about something.

I absolutely and 100% disagree. Having YOUR attorney look at your paperwork for your State and answer questions about your situation and your specific concerns is never the same as buying forms.
Well all I now is the forms I saw were very specific forms for my state at the same site. Although you say I may need a lawyer for other concerns in the future, I just see that as a big IF. I mean I can’t predicit that I will or won’t need the monthly service in the future. What I am more concerned about is what I only need taken care of right now. That includes having a lawyer look at those papers and give me a yes or no as to if they are usable. That is all I want right now. I’m not even going to worry about what I might need later on. That’s just a guess not a gaurantee that I do need and must have that monthly pre-paid service you mentioned. I’m not about to make monthly payments on pre-paid legal services and then come to find out I am just wasting my money on service I don’t need. Now on the other hand, I would get the service if I know ahead of time that I will without a doubt need the monthly pre-paid legal service. I don’t plan on doing nothing more than using those forms to flip contracts for profit and be done with it. At least that is what I am going to do until I get a enough money built from doing wholesale deals. Like I said I can’t afford anymore monthly debt anyway even if I did need the pre-paid service.
Offer to pay them, call more attorneys but even better just find someone who successfully does wholesales in your state. They will be more willing to share if they are in a different city.
Has this solution ever worked before? I would offer but I don’t know how much to offer. Besides a lot of these lawyers have a set fee established. I just paid a one time fee to have my questions about those contracts answered over at Lawguru.com
Of course it works. One thing attorneys do is review, modify and create contracts. Also, if you can help a wholesaler in your state, preferably in a different market, then why wouldn’t he help you by providing the contract used for deals? I share info with other experts all of the time. I have gotten plenty of NOs but most are willing to help you if you help them. Just keep trying until you get the desired result and you will see that all 3 solutions will eventually work. All it takes is you to do them.
The contracts I got came from another wholesaler from another state who was nice enough to give me a weblink to download contracts for free. I wasn’t so sure about that, so I wanted a lawyer from my state to review and tell me if they are legal here in my state.
