Without the tongue in cheek stuff: I have a degree in relational/enviromental psychology. This is the study of how people interact and how it impacts us. Some of the courses that were required for that degree included deprogramming, control tactics and neuro-linguistic programming. That email that I received had elements that I recognize from those courses.

I trust no one that asks for a bunch of money. I get tons of info free from this site and read books. I bought 3 books for $42 including shipping…why pay $50k for training?

Maybe you can help me on this question. What book(s) or information can I get on how to obtain properties without using a realtor. I really need to understand this principle to buy a property that will have a pos. cash flow. Any suggestions?

Where did you come up with the idea that you should avoid realtors? I hear that all the time. Someone must be preaching that.

What you really need to know is how to find properties that will cash flow and have some equity. It is absolutely irrelevant to me whether a realtor is involved or not.

You are so true about finding the property that cash flows. It doesn’t matter where you find, it just matters that you find it.

I’ve heard it mentioned several times that the chances of a person finding a property that will cash flow and be less than retail (having instant equity), is much less probable with a realtor. I can vouch for this idea, since nothing comes close to the equation (70% of retail & 1/2 of gross rent). I’ve made numerous low offers and have had the pleasure of pure rejection for several months, but I know with persistence something will prevail.

In addition to the less probable situation, I’m not willing to just sit around and wait for the deal to pop-up on the mls. I want to know that I’m actively involved, using knowledge, sweat, and blood, to increase my chances in becoming successful in this business. And it seems that when I research this information, I either find gurus that want me to spend thousands on their methods (the reason why I looked at this post) or there are no responses at all (I’ve attempted to talk to several investors in my area, but none will give me the time of day…maybe I should drive a few hours to Ohio and talk to a sincere, real pro!).

Sorry for my long-windedness and outward display of frustration, but I have a drive to be successful and will do whatever it takes to achieve this.

Budget yourself $250, and go to amazon and buy books, even the books of some of those rip off gurus. Everything you need to get started is in them, just don’t start paying the big money for the upsell.

As I stated in my previous post I didnt come here to sell anything.
I ran across this thread while surfing online and had to say something based on the negitivity of the posts.
I am a Real Estate Agent in Huntington Beach, CA and yes I am a new member of Nouveau Riche.
This fact I will not try and deny even though my first instinct is to try to roll with the flow so to speak, and try to be part of a group of people that I could turn to for advice.
The things I stated earlier we’re from countless hours of reading books listening to tapes and cds, coaching and mentoring.
(Some even from Carleton Sheets and Tom VU of all people.)
I’m sure that everyone posting harsh comments on this topic has had their own mishaps with Nouveau Riche and it has unfourtunitly caused the response I have recieved.

I honestly regret ever saying anything at all. I am sure the people that replied in a hurtful manner don’t act like that all the time as the successes that we’re claimed could not happen with that kind of attitude.
PS I’m not nor never will I be in a so called “Cult”
I have never killed anybody like “Jim Jones” nor do I plan to.
And yes I am a real estate salesman and I constantly educate myself with things that will help me with that task. I also give whatever I can whenever I can and don’t expect anything in return.
Lastly I was blessed with a Kidney and Pancreas Transplant in July of 2003.
My goal is to become the best I can be so I can help others do the same.

I am not sure from you post whether I got my point across or not. I am not saying that you should exclusively use a realtor to find deals. What I am saying is that you shouldn’t exclude any method of finding deals including realtors. I have bought many great deals through my realtor. However, the key is finding the right realtor, a HUNGRY realtor that is willing to hunt down the deals. In my case, these deals have typically been REOs but she has also found a few “inside” deals that weren’t on the MLS. One was a house that I bought for $9,500! Another was a BEAUTIFUL doublewide that I bought for $10,000.

What I am trying to say is that if you want to do a lot of deals, you’ve got to use the shotgun approach. Use all the different methods of finding deals, not just one or two.

Sorry about that Mike. I was on a little soapbox. Thank you for the tip. What are some other ways in obtaining these great deals? I will try to find a REI clubto network with, but the closest one is about an hour away. Are there any ways that you find extremely effective?

I have very little respect for programs that operate by doing a hardsell to someone who cannot afford to pay large amounts of money and the promise of getting rich quick. Which is exactly what Nouveau Riche does. (Conti & Finkle also use this approach) These programs push hard for low to median income families take money away from food, shelter and necessary items by using the “How can you afford NOT to” approach.

I find this modis operandi to be unethical and reprehensible, not to mention the rudeness of the graduates filling my email with unwelcomed solicitations. (Hello? Amway?) Wikipedia says:

Some less legitimate companies produce revenues primarily by attracting new participants with the hope of reward and selling them products or services of dubious value at inflated prices, as opposed to selling products or services consumers would purchase at the given price without regard to the opportunity attached.

So, if it walks like a duck, and quacks like a duck…it’s a duck. You feel that by calling it a duck, we were hurtful. We feel that by calling it a duck, we were pointing out that it’s a duck.

I attended a meeting a few weeks ago, and I was going to start a thread asking the same question…What do you think about Rouveau Niche? But I am glad I didn’t because you guys are brutal. When the meeting was over, I ran as far as I could as fast as I could because I just had that funny feeling in my gut I have learned not to ignore.

However I was curious like others to know what others thought etc. But I just want to say, that sometimes people like me, who would never plunk that kind of cash down without doing due diligence might come here and other places for guidance. So I hope that in your efforts to crack down on the Kool-Aid distributors, you don’t throw the baby out with the bath water.

Again I want to reiterate, I did not and would not affiliate myself with that program. The person who invited me to the meeting was very dishonest in her Craigslist posting which advertised new investor seeking someone to mentor. So that turned me off right away, because if it is so good no need to lie. So beware if you see those ads in the Tampa Bay Craigslist.

But anyway, just remember, sometimes people just want a point in the right direction, in the meeting I went to, people were leaving left and right, it was hilarious.

Now my own analysis, I would avoid this program like the plague.

Great point. I totally agree, some people just don’t know. I, for one, certainly don’t understand much about REI, but I’m glad I did read some of it. The sad thing is, sometimes responses in here are worded in ways that seems to be so far off, and only a selected few understand them. I love it when ppl get straight to the point. If there is a question…Answer it, if you know the answer.

I for sure don’t know where anything is going in these forums sometimes. This “Nouveau Riche” topic has taken so many turns. I didn’t get a clear understanding of what really was going on until—kdhastedt—finally post what this Nouveau Riche thing is(7th post), and —d_sbrown—pretty much cleared up why everyone in here seems to have a VERY STRONG dislike :smile for them (8th post).

If I don’t have anything else to contribute to in these forums ever again, allow me to say this.

Some of us do come in here with true intentions. Mine is to simply learn from you all. It’s ok to joke, I enjoy that as well, but at least let us know what is going on with the rotten companies out there before monies are wasted, or we end up joining a cult :twisted.

We have several NR folks on the Forum that are regular contributors, are positive, and productive…we encourage them.

We, however, have absolutely no toleration for the normal barrage of advertising and networking attempts - especially by the recent converts.

Personnally, I don’t care if you are a NR member or not but I’m not going to stand by and allow the constant advertising babble in the Discussion Forums!
