In my opinion if you have budget to advertise then do for advertising as it will bring quick results but when you stop advertising your website will go to grave as only people will comeback who already visited your website through advertising no new visitors as your website will not rank in top positions on 1st google or any other search engine page so my advice is to do both SEO and advertising at the same time to get long term results.
With SEO you can improve search appearances hence organic traffic to your real estate website. You can go for it.
From personal experience, I think it really depends on your personal need. If you have an urgency to create sales lead for your business, SEO is probably not be the best option. On the upside, you can optimize your website with organic search to reduce cost if you are creative and sensitive with your target clients. I used to pay for traffic including the search term “sell my bungalow” and attacked hundreds of malaysian who wish to sell their houses in other countries
It is worth it but very slow and you aren’t guaranteed results. If you have some knowledge on the subject I would do a little bit or work on when you have a spare moment but I wouldn’t invest a lot of time or money into it if you aren’t already generating leads. I would first invest in things that will get a fast response like PPC, Direct Mail, Cold calling etc.
Not sure if you have SEO and PPC confused. SEO takes time, work, and patience while PPC is literally like turning on a light switch. Overtime on a motivated seller website SEO will give you the best ROI than any other inbound or outbound marketing method.

CIMLS, Loopnet, and other MLS sites let you list your listings but also add links to your website, which adds authority (quality backlinks) that drives up your chances of being found in a google search. I would suggest posting your listings on all these types of places and making sure they are linking to your own site.

You’re absolutely right about quality backlinks. I had a huge problem last time I’ve bought backlinks from Chinese. They were using bot and some shitty over spammed forums. I bought a pack of backlinks and saw ranking tanking instead of growing. Yet, the next time I’ve found a good linkbuilding service. The next guys made a whole lot of high quality backlinks and it helped my site. They did everything manually and used only forums with high domain authority.
I have much better luck with Investor SEO than Agent SEO if that helps any competition wise
Be prepared to stick with the seo company for a MINIMUM of 6 months. It takes time to get results but if your revenue from the leads via new organic traffic from Google justifies the monthly SEO company cost then it is by far worth it!!
