does anybody have examples of postcards

I am looking to send a postcard mailer to preforeclosures in my area. I am deciding on the message, size, and color. please help.

The key to pre foreclosures is not what is says it is what you send and when you send it. I/we R.E.O. Consultants did over 200-pre foreclosure deals in 2005 and flipped over 600 leads to other investors. We also did over 40 short sales per month. The key is to find a way that you can get ahead of your competition in your area and get to these people before anyone else does!

so what are you marketing to, and how are you finding most of this info before the other investors.

I buy post cards from www.VistaPrint.com. You can create your own and they offer alot of nice deals on their sights at times to.

USPS has a site that has a wide variety of shiny custom cards that will allow you to customize your message and address and mail right from your computer. I have had good luck with the cards the graphics are good and catchy and are working very well for me at t his point.

Here are some great places to get ahead of the competition!!

TOP PLACES TO FIND DEALS.

REALTORS- I use more then one Realtor and make it clear that if they find me a deal I will buy it from them as long as the numbers work for what I am trying to accomplish. Why use more then one? Because 200 eyes are better then two.

BIRDDOGS- Wholesalers call them what they want to be called and I LOVE them all. (Well almost all)

PROCESS SERVERS- This is by far an untapped market. If you think about it these are the people that have the job of going out and serving the paper work to the people about to be foreclosed on or the Landlords that just want to sell.

FOR SALE BY OWNERS- I pretty much already covered this in the first part of the book. If you follow the method it will work remember sales is nothing more then numbers. The more offers you make the more deals you can do.

ATTORNEYS- Not only foreclosure attorneys but Real Estate and Divorce attorneys as well. Divorce Attorneys are great to have on your side. Not to mention when nobody wants the house you might as well take it.

PUBLIC TRUSTEE/COUNTY OFFICE- Here in Colorado it is the Public Trustee that handles the foreclosure process. Become friends with them and they will keep you busy. Especially if you have hard money to lend.

PROBATE- This is a hard time for families. And is one of the toughest areas to market. I have had great luck with sending a letter that is simple yet not pushy it reads. When there is nothing else to say. I choose to say nothing. And send them the one page offer with the explanation.

BANK REALTORS- These are the Realtors that do the BPO’s 90 days before they start the foreclosure process.

Now as far as marketing that is a whole different topic. There are ways to market that are 100 times better then postcards.

well to tell you the total Truth I was closing 30 to 40 a month now I do 1-4 a month only the awesome deals. I do fish alot and I mean Alot! I think I caught 40 fish this month! LOL

what type of bait are you using. say that is doable. what type of bait are you using. because i have the best marketing in my area and only a few out of 100 truly want to sell, all the rest are in denial.
