I am currently looking into negotiating an offer on a 7 unit commercial property(rehab).
This house has been unoccupied for about 3 years. Apparently the zoning has changed from 7 units to 2 family.
I am aware that If I buy the house I can apply for an appeal on the variance if there is some type of hardship on my behalf.
From my understanding it is easier for the current owner to apply for the appeal for the variance because It switched to a two unit while he owned it. This created a hardship on his behalf and might be alot easier for him to get it re zoned.
Does anyone have any advice or any experience in this situation?
