I just hung up the phone with my attorney and a good friend of mine and they told me the same thing Here in Colorado it is a civil matter as far as our state goes we would have to evict! So there for it is cheaper for me to offer some $$$ to get them out insted of evict you figure 3 weeks to evict here so that means another mortgage payment out of my pocket so $1,000 dollars plus attorney fees $400.00 so I am out $1,400 dollars or I offer them $500.00 to leave by this weekend! Or I will Evict! So either way they are gone! What would you do? Like your name says MONEY TALKS!
NOTE ALL FUNDS ARE PAID AFTER EVERYTHING IS OUT AND LOCKS ARE CHANGED!!!

You are right about the cost of a mortgage payment. But you don’t need an attorney to evict. Just go to the circuit court and file a Forceable Entry. No need to pay a lawyer to go do the same thing.
I am not calling the squatters tenants. There was a tenant in the house and he was supposed to continue to live in the house. We closed on Friday and learned that the tenant had moved out on Saturday. I’m not sure if he moved out before Saturday, but that is when we found out.

Not that it matters much at this point, but did the seller show you a valid lease before you closed?
One should check out the tenants that they are buying, just as one would screen before they are allowed to move in.
But then, you have already learned this.
It is common practise to have a tenant stick around, after the lease is up in order to help the seller sell. It works.

Belive it or not I rent all my houses thru Department of Corrections. People just out of prison move in and I am guaranted my rent! So I never have this problam as the sheriffs dept. checks on the once a week as well! I did though before I went with this program! Colorado charges 325.00 to file eviction why in the world would I go to the court house and then to court myself to save $75.00 it is not worth $75.00 There are law offices here that this is the only thing they do so for $75 bucks let them do it!
DO WHAT YOU DO BEST AND OUTSOURCE THE REST!
I guess the key is to get a system that works in your area!

Do these good people from the Department of Corrections get rent assistance like section 8?
Or are you banking on the fact that they must keep their nose clean and are being supervised?

I would rather pay the felon the $500 after he has removed the crack head.

It is better then section 8 a house that should rent for 1200 I rent for 1500! BECAUSE NOBODY ELSE WILL RENT TO THEM!!
I love it look at it like this there are no surprise’s you know there credit is bad and you know for fact there crimal background is worse! Saves the trouble of checking! Also no evictions they screw up there GONE!
Also they keep the property clean as most of them are tired of the filth!
I do not take sex offenders PERIOD other then that move on in!
This also makes the property managment job simple that is why I have a property manager for 5%

They have four months in which to apply there trade and get on there feet!
The other thing to keep in mind is they are all buyers I can get anyone a 80% loan even felons after a short peroid and carry 20% thru Try it again Finance (which I own)
I also get them cars that I buy at auction for 7k and finance to them for 12k at 21%
O.K. One of my tricks is out!
Also some of them work for my company doing rehab’s and repairs till they find work!

I would like to learn more about renting to released convicts. How do you do that? Is it similar to Section 8, where you just sign your house up for the program?

No. That is something I didn’t think to ask for until after we closed on that Friday. I had told them I wanted a copy of it, but was always assured I would get it. Of course, I was talking to one of the business partner’s who directed me to another partner because “he doesn’t handle that part of it.” By the time I finally got in contact with the business partner, I found out that the tenant had already moved out.

That is another State by State issue I think! As far as the parol board goes call and find out!
Maybe I should write another book on that “From Crackheads to convicts” What do you think about this idea?

Looks like you have created a run on Felons, I can’t seem to find one anywhere.
We might have to check on releasing them from prison faster.
Maybe a shorter prison term, in exchange for a longer lease.
There does seem to be plenty sex offenders looking for housing in nice family type neighborhoods.

We got the crackheads out and changed the locks on the doors to dead bolt locks. Now we just need to get someone in there asap so that they don’t come back.
Forgot to add the most amazing part…The house was clean. Spic and span. Go figure…
Maybe they weren’t crackheads…maybe they were sniffing Lysol and ammonia!
At least there was some good news!
