I tell my finders to find me ugly houses and they don’t disappoint. This one has no doors, all windows are broke, & the front porch is sagging and leaning, & it has a bad roof and those are the good points.
My finder Bob tells me this house comes with a sad story, but then, a lot of the ones I flip do.
I’ve had several elderly ladies start crying when they were telling me the story on their vacant boarded up houses.
This house is so ugly, and that is what makes it beautiful.
Got it cheap and gona sell it cheap with a healthy cha ching in the middle.
This house is 1800 SF & sits on a 1/4 acre and will retail for 150K after rehab, & it’s in a rural town of Porterville Ca.
We had to up our offer to $20,000 before buyer wud sell, and I found a buyer at $35,000 Now escrow is saying they need a cash deposit to cover some kind of insurance cuz it was once purchased as a tax lien sale and yada yada, not sure I understand exactly why.
The buyer says He will put up the $750 but wants to be reimbursed at closing.
This 15 Grand assignment fee is being split 3 ways, the bird dog, my buddy Bob who sent it to me, and me who got it sold. So we can easily split the fee. And Bob says the seller agreed to pay half.
I feel like this deal will never come about, I’ve had similar junk properties that I wasted months on. They had so many liens that made it unprofitable.
But, I’m feeling optimistic.
