Or do I need to ask for an extension if the auction date is coming up close?
Also, if the house is listed with a broker, should I call to ask for it to be delisted or should the seller?

ask for the extension and get it in writing. Otherwise they will still send it to auction. Even if they give you the letter they may still try to send it to auction so you had best be there with the letter in hand. You don’t have to stay, just find the clerk in the auction room and show them the letter, they’ll make sure it gets pulled.

Cool, Thanks!
You have the best chance of getting an extension so long as your short sale is absolutely complete. I get extensions all the time. They will extend as long as they have an offer in place and even better if the packet is complete.
