My wife was added to the deed (during refi) of both of our rental properties. We used equity in one to buy the other, and her income was needed to get the conventional loan.
Anyway, I now am about to sign up a new tenant, and I was curious if my wife must be listed on the lease since her name is on the deed to the house? Or can I just keep it as a lease between myself and the tenant?
Obviously, an LLC is the best way to go, but that’ll have to wait until the new lease next year, I reckon. This tenant is signing the lease within the week.
