One of the parts of that machine are my local ANTIQUE DEALERS.
They run ads EVERYWHERE and have contacts… People KNOW they want to BUY ESTATES, old Furniture, china, collections, ect…
These GUYS are like GOLD…They get calls EVERY DAY from people who are trying to sell HOUSEFULLS of everything. I PAY my antique dealers $3000 for any house they send me that I buy. I ALSO call them FIRST if I get a house with anything I think they want in it. Sometimes I’ll just put the stuff I KNOW they like, in my truck, and DELIVER it to them. THEY LOVE THIS!!! These guy’s see some UNBELIEVABLE PROPERTIES!!! They call me right from their cell phones and I get out there before ANYONE else.
The heir or the family is usually right there when I arrive and I look through the house and here’s what I tell them all…
I like this house…The only problem is it needs a lot of work. The way I do this will make this as EASY as it can be for YOU… You won’t have to do ANYTHING…Take whatever you want from the home…I’ ll handle the clean out of what’s left…I’ll buy the home AS IS, no inspections, no BANKS, NO REALTORS, you can LITERALLY have your money in 3 days!!!
At this point I explain the pitfalls of dealing with realtors. I explain that a realtor has one mission, and it’s to GET THE LISTING…once they have the lisitng they do EXACTLY what those words say…They put this home on A LIST with THOUSANDS of others and YOUR LOCKED in for usally 6 months or MORE!!! If a pipe bursts in here, the REALTOR doesn’t pay…YOU DO…That includes the heat, electric, upkeep, snow shoveling, lawn mowing, repairs, or anything else has to be paid…Again… YOU PAY, not the Realtor. Oh and here’s the BEST PART…If they can’t get the price they told you to list the property at??? They’ll be sure and call you to DROP THE PRICE because the market “STINKS NOW” The thing I always find amazing about these calls is the contrast between the market conditions when they were TRYING to get the listing compared to market conditions ONCE THEY HAVE THE LISTING.
By selling this home to me…YOU ARE DONE!!! All those costs are GONE, any repairs, disasters or problems become MY problems…
People aren’t DUMB…they know the game for the most part, and everything I just pointed out makes sense.
I always have a P&S agreement with me and they usually sign within 1 to 2 days. I don’t PUSH these people…I let what I told them SINK IN.
The majority call and sign!!! The ones that don’t end up calling AFTER they list the property and DON’T SELL IT. This happens a lot more than you would think. I also leave these people with one piece of advice…
If you do decide to use a realtor…DO NOT sign an agreement any longer then 90 days… If you give them 6 months or a year, your locked in. Even if you decide to sell to me, you’ll actually get LESS becuase they, BY LAW, will still get their commision. But… with a 90 day agreement your commitment to them is OVER…At that point you simply call me and we’ll close the sale and they get NOTHING. This ends up sending a few that might get away right back to me…Realtors HATE this…but I don’t lose much sleep at might worrying about them.
