Wholesaling REITs to the RIA channel

I’ve recently been given the task of developing RIA sales for a REIT firm as an internal wholesaler. I have to say it really isn’t easy within the RIA channel. Anybody have any good tricks up their sleeve to help book more appointments? Any input is appreciated.
