Ok im a rookie and I have a rookie question here last couple of weeks I spent finding abandoned but valuable properties I found about 3 houses 2 commercial properties and one old gas station that is not in use to say the least I used a website to find their tax payers name/owner now how should I approach these deals first of all should I call them or send them letters I want faster results than sending post cards …Now once I get a hold of them and say theyre ready to sell it and want to know what its worth do I bring in an appraisal then a construction company for repair estimates or repair estimates first than an appraisal of as is then find realtor comparisons all these are in decent to good neighborhoods with neighborhood houses in very good conditition so the comps are good I know that already please advice me on how I should approach these I am in Chicago area any local seasoned pros who want to make some money contact me I talked with a loan company if the numbers look right I’m going to get a NOO loan but I want to wholesale a deal or two before that using a contract I have a little buyers list ready too …please let me know
