wholesaling newbie needs help!

Hello all,
I live in Vancouver BC where property values have been consistently soaring for several years. I would like to start wholesaling, but I have a couple of questions, and seeing as there are so many experienced wholesalers in your forum, I thought I’d throw my questions out there.

  1. Has anyone ever done this in Canada, if yes, where did you find your forms? I can only find American forms on internet.

  2. Do you deal exclusively with For Sale By Owner properties, or do you find possible deals on sites like MLS where the seller has a realtor?

  3. Say I show up with my own Contract, and realtor wants me to use theirs. Do I include my addendum ("This offer is contingent upon the approval by my financial partner…) right there in handwriting under my signature? Is it as simple as that?

  4. Realtor will be able to tell that I am an investor, and not buying the home to live in it. Would this prevent a realtor from working with me?

  5. Who determines the closing date? Can i set long closing date, such as 120 days? Is this adviseable?

  6. Seems that people jump in, sign contract, and find their buyer later. Is this what you all do?

  7. People say that a good deal only requires an ad in the paper and the calls will come flowing in. What if they don’t ? What happens after 120 closing date if I have no buyer?

  8. There are no Real Estate investment clubs in my city. Closest is Calgary (very far from me.) Are there other ways to find investors/mentors/buyers?
