Hello all,
I live in Vancouver BC where property values have been consistently soaring for several years. I would like to start wholesaling, but I have a couple of questions, and seeing as there are so many experienced wholesalers in your forum, I thought I’d throw my questions out there.
-
Has anyone ever done this in Canada, if yes, where did you find your forms? I can only find American forms on internet.
-
Do you deal exclusively with For Sale By Owner properties, or do you find possible deals on sites like MLS where the seller has a realtor?
-
Say I show up with my own Contract, and realtor wants me to use theirs. Do I include my addendum ("This offer is contingent upon the approval by my financial partner…) right there in handwriting under my signature? Is it as simple as that?
-
Realtor will be able to tell that I am an investor, and not buying the home to live in it. Would this prevent a realtor from working with me?
-
Who determines the closing date? Can i set long closing date, such as 120 days? Is this adviseable?
-
Seems that people jump in, sign contract, and find their buyer later. Is this what you all do?
-
People say that a good deal only requires an ad in the paper and the calls will come flowing in. What if they don’t ? What happens after 120 closing date if I have no buyer?
-
There are no Real Estate investment clubs in my city. Closest is Calgary (very far from me.) Are there other ways to find investors/mentors/buyers?
thanks all. I’m really enjoying reading the posts/articles on this forum. Keep it up, you guys are great.
