Wholesaling In A Nutshell... and, Why it STILL Works... and a killer New Tactic

If I have to hear “Does wholesaling still work” one more time I’m gonna…

Anyway…

YES wholesaling still works. If there are buyers in your market who want to save money (yes, it’s true EVERYONE wants to save money), and sellers who are willing to let there homes go for less than market value then wholesaling can and WILL be done.

Why would sellers let there homes go for below retail… Simply put… The Pain of owning there home out weighs the pain of leaving money on the table.

Where do wholesalers fit in? We’re the high paid middlemen between buyers who want to save and sellers who want to sell.

As wholesalers were not paid to Find, fix, and flip… we’re not paid to be landlords…

We’re paid for our speed. We’re paid for our connections. We’re paid for being the first one with an offer on the table… And often times, I’m paid astronomical figures by the very buyers who weren’t as quick me to get out to the latest REO.

In fact here’s a killer little strategy that I’ve used a ton and NEVER shared. Just fell out of my head.

Wow… I thought I shared it all and another kicking little strategy was still lurking around up in my scattered brain.

When you put in an offer on a place and get it accepted often times Realtors will continue to call the listing agent…

guess what…

They’re calling because they have a buyer who wants the property. hmmmm…

How could we work this out… No guru will tell you this ANYWHERE. Why? Because they don’t know it… That’s why.

I ask the listing agent to forward any and all calls they take over to me… Giving them permission to share that I won the contract… Then I Sell the home to THEIR buyers…

Keep in mind… This is just one strategy… But if you’re pressed for buyers… and you’re buying deep. It works like crazy.

Seriously… I’ve done that little trick dozens of times and I’ve never thought to share it. Use it. It’s a gem.

Yep it works well. I even tell the LA that if I get a buyer out of them I then give them a bonus on top of their commission they are making.

O.K. Eric I’ve seen this tip several times over the past several months by other posters on other sites, still a good reminder.

I stumbled onto this over 25 years ago when I was sitting at the desk of a listing agent of a property I had just bought when he received an inquiry on the same property as to availability. When he said 123 main was in contract I quickly said but it is possible a deal could still be done, and we did.

Over the years I’ve passed it on to other investors around town.

Anybody that says wholesaling does not work is a joke. It is being done every single day by savvy investors all around the US. All you have to do is put in a little work.
