Has anyone done business with MyHouseDeals.com? Any comments appreciated.

I haven’t. Who are they and what do they offer?

AJ290, check out their web site, www.myhousedeals.com, and let me know. I think they started in Houston, I know they have a lot of Texas properties. I’m a newbie, so I was wondering about the validity of buying off a web site? Thanks.

I went in and looked around the website a bit. I can’t figure out what it does for you. Houses in Houston in general retail for about $80/sqft. The MLS in Houston has a public face http://www.har.com/. If you go on that site which is run by the Houston Association of Realtors and put in a search that yields $40/sqft. You are looking at ½ priced houses. For example put in max price $80k min sqft 1500 3 bedroom 2 bath 2 car garage. You get page after page of them.

What you don’t get from any website (http://www.har.com/ included) is what neighborhoods you should avoid. I did notice on one of the houses on www.myhousedeals.com it said the ARV was $110k and was in Inwood North. You will probably not get over $90k or so with any house in the Inwood section. Using that as a guide for the quality of the information I would say you need to talk to someone in the town before using this or any website as a tool.

I just don’t know what they do for you here.

Erick, they’re a middleman, meaning you aren’t cutting the best deal for yourself. Deal direct with the homeowners and maximize your profit.

I’ve never personally purchased a property from the site, but I have been a member for over a year and the company is very professional.
Basically, what they do is offer access to the leads so you don’t have to search for them yourself. Homeowners and investors can post their properties on the site to sell. AJ said they were the middleman, but they’re more like a matchmaker - they don’t take a cut of your profits. In fact, the site is completely free to use.
Of course, if you want to get the best deals before everyone else, you can sign up for a paying membership, but if you just want to browse around at the listings, there is no cost to do so. And if you choose to purchase a property from the site, you DO deal directly with the seller/owner - nothing is done through MyHouseDeals.com other than finding the property.
