Is this a real term or not? Is there a wholsalers ethics?
A wholesaler lists a deal on a public website. Ten months later the property still has not sold, is it okay to find the homeowner and make an offer?
If they don’t have some sort of legally binding contract (assignable purchase agreement or something like that) with the homeowner than the homeowner is open game at any point. Not just 10 months down the road. The same day.
Hoggy, What am I missing here? You market a wholesale home for 10 months, then you think you should inform the owner after 10 months???

this doesn’t sound like a wholesale deal. A wholesale is is usually done within 2 to 4 weeks. What are you doing?

He is saying some OTHER wholesaler has this property for 10 months and is asking if it is right to TAKE it out from under him and I told him it is RIGHT to take it out from under him on the SAME DAY let alone 10 months.
try to put a little more effort or a LOT more effort on finding buyer…
