I’ve been working with a guy who wants to sell his non-built on site home for 225,000 appraised @ 255,000. It’s one of those prefab homes, but he has put a lot of work into it and it seems worth it’s price (correct me if I’m wrong). It also has a huge shop on the property with bathroom lots of storage space and 3 rooms.
The property has been sub-devided into two lots both of equal size one lot with the house and shop the other with land that is ready to put a home on it.
The surrounding houses are worth 500,000 to 1mill.
I’m wondering if this is a deal or not. The seller is willing to put everything on contract for 225 I’m wondering if I can put this on contract and whole sale it. Should I put the house on contract and the separate lot on a different contract and see if I can wholesale them both off? Or just make it one package deal for my investor, and is this a good deal for an investor?
It sounds like a deal. You can’t lose much with a ten dollar deposit. I say go for it. Good luck.
