Wholesale v. Option to Buy

From what I’ve been reading here, am I correct in understanding that I should wholesale a property if it needs to be rehabbed and sold to an investor, but if it doesn’t need rehab and can be sold to a regular buyer then I should use an option to buy?

Also, I’ve read a lot of conflicting information…some people say double closings are very hard to do, so options to buy are the only way to go. Others say that assigning contracts is frowned upon by lenders.

I’m very new to this, as you can tell, and it’s hard with my lack of experience to read about how others are handling their businesses and not know if they are writing about their personal preferences or reality.

Wholesale or option to either. It all depends.

It’s more common to wholesale to another investor, and sell to retail buyer on a RTO. So in that aspect you are correct.

Double Closings hard? I have no idea, I have my lawyer do it. Honestly though, go out and find a good attorney whose familiar w/ this. You can find them on this forum, REIA, ask other investors in your area, etc.
