You don’t want to write any contingencies on the offer. Yes, your offer would be cash if you’re using a hard money lender.

Personally I always buy from the Seller… At my price hard for a lender to justify selling to me after 2 BPOs and a listing agent… Besides I love the fact that Shorts take enough time to allow me to sell the darn thing before I have to buy it which isnt the case with an REO…
