You can try to negotiate to put a house under contract with no earnest, but the seller may not go for it. This site has a lot of information on how to put a house under contract with little or no money, then flip it to another investor.
Birddogging isn’t as lucrative as wholesaling since you’re doing more upfront negotiating with the seller, but that’s another route for you.
