Wholesale question ASAP

I’m working on a wholesale deal. I can’t seem to find my answer in a search.

There are 2 owners listed on the tax appraisal. Do BOTH owners need to sign my P&S agreement and addendum?? Or is 1 seller signature sufficient?

I need to get this under contract in the next day or so and the other seller on the appraisal won’t be available! Can I sign with the 1 seller and then either meet with the other owner later or perhaps over fax?? If I can use this method, will it stand up as an official contract so others can sign a contract with the seller?

in TX btw and the contract I just want to make assignable.

Before you have a ratified contract you’ll need all people on title to sign the purchase contract. All that matters are the people currently on title.

Ok thats what I figured… SO if the other person can’t meet with me until another day, can we do it through email/fax or does it have to be hand signed?

When I get it signed by the seller, since I have to meet the other person on the title later, he just signs the faxed contract with other buyer signature correct?

The guy ended up getting cold feet or scared at the contract and wouldnt sign it. He said he would wait until today to show it to his lawyer… I guess he wasnt as motivated as I thought.

I use the state trec contract for TX with added provisions. What do you guys tell people typically when they ask questions about the contract?

I tell them the answer - straight forward and honestly.
