I have started a few different marketing campaigns both to find seller and to find buyers. Right now direct mail has landed me with the most leads for both. I also use the usual business cards, talking to people, and magnets on my truck. I just started to make specific pages to look for sellers and buyers on social media. Just started that campaign yesterday so I’m waiting to see what comes of it.
What works for you? I read a lot of useful info here on this forum and I thank you all for your input.
for me its direct mail and bandit signs… have you tried bandit signs?? when i have a property under contract i always put up a few bandit signs near the property saying things like 3bed 2bath brick 20k (248)978-8989 or 3bed 2bath investor special (248)777-9311… buyers in the area or looking at properties in the area will see the signs and call, also other wholesalers will call too they may have a buyer.
Hey Manny, I’ve been putting up my own bandit signs. At first I was scared, but since I made some serious profit on one of them, I purchased 500, and I’m just getting started putting them up all over… One investor’s signs are in areas I like so I wud nail my signs above his, my signs are brighter with more color. Soon I noticed my sign wud be torn down and missing and his was still up. So now I put mine up even higher. Today I noticed somebody tried to get one down and ripped it in half. How their getting up to 10’ high to remove mine I don’t know. Maybe a ladder or a garden tool?
I put one up on a vacant corner lot and the owner called me to take it down. I asked him if he wud consider renting me a spot, we agreed on $25 a month. So I built a 5’ wide by 42" high billboard out of plywood and 4/4’s. It keeps getting marked up with graffiti and turned over so I’m constantly repairing and I had to repaint.
One neighborhood I like that I’ve done 2 deals in it’s impossible to put up signs there, got one deal with direct mail and the other with a door knob hanger. I suspect ther is a neighborhood do-gooder that is probably retired and has nothing better to do than to take down my signs.
All in all it’s a challenge, but also it’s fun, it’s a gamble, and it can be profitable.
I haven’t tried bandit signs just yet. I’ve got several deals lining up now in the small town I’m in just from the direct mail. I’m close to a big city and am thinking of putting signs up there. Maybe going to try to advertise on some private shop windows close by high traffic count intersections. I like the billboard idea Rando. I may try it by the highway here on a buddy’s property that butts up to the road. He should let me do it for cheap.
yep I do I pay them around 50 dollars… it works out because that’s about as much as I would pay in gas because I live about 45 minutes away from the area I wholesale in. so I save myself time and hassle driving around putting the signs up… I have them send me pictures of every sign they put up to confirm job completed… :beer
