Who can file the quit-claim deed?

Does the person releasing the property file the quit claim, or can the “purchaser” file it? Or both? This is once it has been signed and notarized.

I’m pretty sure anyone can do the actual filing as long as the names and sigs are there and it is notarized.

Anybody can sign a quit claim on ANY property. All it says is that they relinquish any claim that they MIGHT have to the property. That’s why the title companies don’t like them except in very specific applications (like a husband and wife/divorce situation). They are very weak.
