I’m just starting my expired listing campaign and have a few questions. I’m trying to define search criteria to give to the realtor and currently don’t have much defined other than DOM and price. I started to get listings, however I can’t determine which to mail to.
What age/type of homes have people had the best results marketing to??
I don’t want to waste time marketing to homes that are new because most likely they won’t have much equity and/or the seller may not be as motivated??
I see what you’re saying, but shouldn’t I also focus on year of the property or how long someone has lived there? I mean, I could be spending alot of time/money mailing to people that have no equity at all.
I guess that’s my real question, I’m getting 25 new listings a day and want to determine WHICH ones to mail to. I want to try to avoid things like houses with no equity. I’ve also noticed some of the listings are newer, excellent looking homes (that don’t look like the owner is in a rush to sell).
That’s why I was asking if people are getting the best results with somewhat older houses/neighborhoods or houses that look like they need some updating/repairs??
Before doing any expired mailing list I would recommend getting a website to use in conjunction with your mailing campaign and offering a free report on gettting your home sold on the site. A website creates a perfect synergy with a direct mail campaign because it creates a low resistance entry point to sellers who may not want to call, but might be interested in working with you.
