I have a home being sold by an owner who wants to sell the house for the mortgage balance owed. I want to do a subject-to on the house, but I don’t know how. Where would I go to learn the step by step process in correct order to do subject-to?

Thanks. Someone else already gave me a book on sub2 investing. I am hearing a lot of talk from the naysayers to not get involved in sub2 deals because it is way too risky. Should I stay away from this investing strategy?
What are you talking to naysayers about this for…? Talk to people who are doing it, not the ignorant, fat heads who can’t pull their fingers out of a jar of jelly without help.

tbodly74, do you think this forum would dedicate a whole forum to sub2 if it was too risky? I think you’re giving in to your own fears, not the fear of others. This is new, and subsequently scary, and thus you’re attempting to justify NOT doing this.
The question you should ask yourself is “How can I make this work for me.” or “What am I willing to do to make this successful?” These are questions that will change your focus from fearful to faithful. That said maybe you’re not really ready to make money in real estate. Only you can answer that.
Frankly, we all learn as we walk forward. Babies don’t learn to walk by reading about walking. Neither do we learn only by reading. It’s doing that’s the secret.
Meanwhile, the doors open as you push them open. To use another analogy, sometimes, we make it harder than it needs to be, because we’re unwilling to put both feet into the boat. We put one foot in the boat, and leave the other on the dock.
It’s really up to you alone to make this decision and just suppress your fears, feel free to mistake yourself to death, so that you can make ever finer distinctions …until you succeed. Success really does breed success, but breeding actually requires an “act” if you know what I mean. So start acting on your goal, and the fears will subside.
Finally, stop asking security-seeking, garbage men their opinion of real estate investing. If they knew any better, they would be in the real estate business and not handling my trash for a living.

I have the book and it’s not very useful, in my opinion. For lease options I always recommend Carbonare’s manual, The Naked Investor.
There are several good sources for subject to training and I have real alot of them. Wendy’s book as mentioned, Jim’s course, William Tingle’s material, they all offer good information on the subject.
What about David Alexander and his Sub3 training?
