Where can I find a wholesaling deal? I don’t have enough cash to buy but have enough for the down payment and money for rehab $60K. I am looking to buy and flip it. Do I have to have all cash to buy from a whole seller or can I finance? I am in southern California, Temecula and Murrieta.

If this is your first deal, I definitely wouldn’t put all my money in this one deal.
Wholesaling first is the best way to go. Otherwise how do you know what a good deal looks like?
By finding deals yourself, analyzing it, contracting etc- you get to really know waht a real deal is like.
I would start there.
From there, you can go to your local REI club and there will be your wholesalers. Ask around and get referrals. YOu want the wholesalers who know their numbers and don’t have too high of an ARV and too low a repair estimate.
There are also sites like this one out there where investors can post deals that they wish to wholesale.
