you may want to consider using an option. that way you don’t limit yourself to only cash buyers

I know California has many different laws, so it may be a good
thing to ask a local realtor, use your state specific contracts,
or even ask a title company to give you a copy of a basic
agreement/assignment contract…
You could start with the Realtor contracts in your area then modify them accordingly…
or buy a cheap wholesaling course on ebay and use the contracts from there.
