Look to the left on this site under investor resources. There’s a list of about 40+ HML’s. Some are nationwide, others only operate in certain states. But honestly if you’re just looking for only about $5000 they may not even look at you. There migh tnot be enough money to be made for them to consider making that loan. That’s like your jobless relative asking you for $500 bucks until they get a job, when they haven’t worked in over 10 years.
Try all local REI Clubs, there is a list under Investor Resources on the left. Pitch it as an opportunity to friends, family and contacts. I have gotten private investments from credit cards, home equity lines, self directed IRAs and other liquid assets. It is often a numbers game. Remember, you do not need it, it is an opportunity. Illustrate the risk and make it a win-win and you will get it if you have a great deal and put the opportunity in front of enough people.
