I am a real estate Investor and I am in need of finding properties that under market value for the purpose of me wholesaling them?

Hi,

You and I will never know if payments are missed until a formal notice of default is filed against the property starting the march forward to the foreclosure auction.

Death records are good to work as you catch the inheritance whether it is probate or family living trust or falls under the state estate value laws and does not require probate. I have also worked bankruptcy filing records for estates being liquidated and watched the divorce records to the extent of trustee sales. (Trustee selling assets for the divorcing parties to be liquidated by court order.)

And I watch for out of state owners, miss-managed property, neglected properties or properties owned by people now in a nursing or care home!

Hi,

Your going to advertise to capture parties to a bankruptcy filing. A bankruptcy is in federal court and I don't know today whether a list is available as far as parties, attorney's and judge / trustee assigned to the case? Now trustee's do court trustee work as a business and every trustee needs to know real estate buyers.

I would do some research and advertising / marketing for these leads?
