I understand Im new here but Im a little seasoned in aquiring info and I am curious in why noone ,or I should say very few fill any info out in their profiles .How are we to network if we’re playing cat and mouse trying to find professionals in our area or areas we want to work in

A question for you, if someone did post their contact info, how would you know if they are a professional or what due diligence would you do to find out?

Im stuck in a rut .I have tried tirelesly to make the give me your piece of junk home for no money down gig to work for several years now and have just not had any luck here in south florida. I do own several properties I have found through wholesalers but the wholesalers have pretty much all left town with the overinflation we are experiencing.I hear Austin is a good place to do business as the cost of living is down and so are the home prices. But I just cant get over how to invest far away and it be worth it with travel and or outside management costs ? Anyone have any ideas?
I used to attend but found the information repetitive .But like I said the area here in south florida is wayyyyyyyyy over priced .The fixeruppers are selling for double what the rents would cover.Thats why Im looking elsewhere.But cant get past the operational costs.

campbellgroup, You are right I usually say in my responses "it depends on where you are” because real estate is local. What works here in Houston won’t work in Florida.
You may find that the information at the REI club is repetitive, because that is what you need to do. There are a lot of inefficiencies in doing new things. I had a good system. I would find a house valued at $85k to $95k selling for $65k. Put down 10% spend about $6k to $10k making it right, renting it out for $950 and making $200 to $300/month every time. I started this deal where I am using 100% financing and my potential went way up (because of no money out of pocket) but my speed of acquisition went way down. I need to learn this new way of acquiring property. The method you are learning at your local club is one that is a known quantity and you may be wise to follow their lead instead of looking for exciting new paths to blaze.

Im always looking for new ideas but the meetings here really were not offering new ideas.I revisited my process that was working to a point but then no longer worked so that forced me and the others in the area to try something new.I like the idea of 100% financing but what about rent to mortgage ratio?You were making $200-$300 with 90% how has 100% effected your + cashflow?

That is my problem. I don’t want to sacrafice cashflow so I have to find properties that are selling for a deeper discount. It has slowed me down greatly.

Thats what I was getting at .There are a lot of great ideas and minds here giving outstanding information and even though it may not apply to my area if I knew what area they were talking about I could study that area and compare it to my area and have a better undserstanding of why it doesnt apply to my area.I still dont know where that Russ Whitney thing is.
