Is it a good deal? It depends if there are other sold comps or listings in the $ range of what you’re looking to sell for. Many areas will have comps ranging greatly… Maybe 40k-85k??
In the Milwaukee are, it’s not unusual to see properties selling for a few thousand to near 100 in some neighborhoods or from 60-120k in another area.
We don’t buy jack. Our buyers put up the cash. This economy will make a lot of people smile in the REI field. Regardless of your method, if you can get a little creative you can make some money out here. Stand on the sidelines in this market if you want to…mess around and get blown over. :bobble
It’s not that what you present is a bad deal, it’s a pretty good one. It’s just that there are plenty of others just like it. So you have to find an even better deal in order to make yours stand out. I know, I’m still wholesaling stuff. The market swing for wholesale deals changes very fast. We bought one that we knew we’d have no problem selling. Well, we didn’t. So we are fixing, putting a renter in, and then selling as a cash flowing rental.
