I am new to wholesaling, still working on getting my first deal. If I have a lead on a deal, but I have not gotten it under contract yet, is it okay to start emailing my buyers list about it. I know it is illegal to try to sell a property you do not have an interest in, would sending out just the general information and the street it is on be okay? My concern is, I don’t want to become known for having lots of leads but no deals. But I am hoping that by sending out my leads, I can gauge what the interest would be in the deal and know whether the property is worth pursuing, and at what price. I would love to hear everyone’s feedback, especially from the perspective of a buyer.
Get it under contract before someone else will.
Agreed. Until your contract is executed, anybody you send the lead to will have every opportunity to bypass you and take their offer straight to the seller.
I agree you should be careful and don’t sent the address of the property but you could sen an email to your buyer’s list describing the number of the deal and the general area and then asking the who will be interested and how fast could they close.
