I want to find out when and how to record the agreements for any deals I make with a motivated seller. Do we have to sign the documents in front of a notary public together or can I get the seller to sign the agreements and I then take the paperwork to the county court and have it notorized and recorded?
I ask because I am not familiar with the aspect of making deals, I am working on my first deal and I want to get everything done correctly.
a notary has to witness the signature, but you and the seller don’t necessarily have to sign at the same time, as long as you each sign in front of a notary.
My problem will have to do with scheduling conflicts as in I will only be able to go meet sellers after I get out of work in the evenings (5:00pm) and by then most banks, court houses and such are closed. So how can I work around this predicament?
i think the ups store has notaries open late. someplace like that.
So we just go there and sign it together, do you know if FedEx kinkos have notaries too?

doesn’t have to be together. each of you can sign in front of a notary at different times. all the notary is doing is witnessing the signature.
