I was just wondering what every one used for systems to keep track of their marketing efforts… I use a file box and just keep track of what leads are coming from what marketing efforts?? what do you guys use to keep track of ur marketing efforts?
Can anyone please share there ways ide appreciate it?

For outbound leads, like calling FSBOs, I use a color-coded excel spreadsheet.
Inbound leads all go through my website so when someone fills out the form I have all the info in one place.
I love it when sellers fill out that form because it includes everything I need to know about the house and their motivation before I even talk to them, unfortunately the percentage of hits to filled out forms is very low.
I am starting to use Sage ACT! Premium Real Estate to track my leads. I am about to purchase Pinpoint Marketing Tools which integrates with ACT! (actually just uses ACT! database) to schedule and mail out letter campains.
We were considering using RealProspect at www.realinvestorsoftware.com. Haven’t purchased it yet but it says it includes campaign mgr, categories, databse, etc.
Want to analyze other options first & have been having a hard time finding relevant comprehensive apps.
Want something that can import csv info, print manage mailings & analyze financials.
Also found foreclosure123.com but it seems they’re only in CA just starting out.
