What's the best way to put together a proposal for an investor?

Hi, I’m completely new to rehabbing and I would like to know if anyone can tell me the information I need to include when submitting a deal proposal to an investor. I know a couple of investors who say they may be interested if the numbers look good. The area I live in has quite a few fixer uppers. How do I know which ones are right? I feel like I could do some really good deals, just looking for some guidance. Any suggestions?
