This will help you understand what you’re going to be really doing your whole real estate career. Marketing! Second, if you’re going to be wholesaling, visit flippinghomes.com and look at the message board. Those guys will help you as well! I’ve been wholesaling full time for 2 1/2 years. Vena Jones Coz has an excellent program and it is reasonably priced. The overall key to the business is marketing. You’ll want to constantly be on the lookout for more buyers and more sellers. Have a reasonable ($3-5000) marketing budget set aside. Make a ton of rediculous offers. You’ll get a few contracts a month.
My business is wholesaling 6-10 properties per month an I have a buyers list of 15,000 people that purchase properties from me. Likein every other business, the 80/20 rule applies. 80% of your income will result from 20% of your efforts. Choose to work with serious and experienced buyers. Analyze your marketing to see what works. Cut everything else out.
It’s a fun and lucrative career. Jump in whith both feet and don’t feel bad if you loose a few dollars and make a lot of mistakes. If you are persistent, you’ll have success.
