WHAT SHOULD I DO!!??

Okay so inquired about the property in my earlier post…(hud/repo 40k in ok shape) i called the agent its listed with and he said they are very eager to sell this property as it has been listed since october…i asked if i needed a hud agent in order to make an offer and he said i could just do through him and he was basically ready for me to make an offer on the phone right then and there…

my question is if i make an offer and they accept and if i cant find a buyer in time for a similtaneous closing in order to wholesale it what will happen?will i be stuck with the obligation to purschase? im a young starter (20yrs old) and i really dont want to start off on the wrong foot by making a deal that i cant close on so what is going to happen if i make an offer and they accept? will they want to schedule a closing right away? im thinking maybe i need to go out and find a buyer first before i make my offer the whole process just has me a little nervous…

at this point id be willing to bird dog this place for a small fee to someone with more expierence so i can kind of take a look at the process and maybe put a little money in my pocket. i just wanna take that first step but problems i grew up with in my family have given me almost a stigma of bad credit and or debts…so anybody has some input or your looking for a property and are intrested please reply.
