The title company I close with waives my closing fees, This has saved me over $3100 this year.
Yeah $3100 isnt much but what if you put that in a decent mutual fund that averaged a 10% rate of return (thats less than the historic returns on the market). Im 31 now at 65 I would have over $94,000
What if you just closed 6 homes a year and you were my age and socked away that money at 10% that would be $1200 a year in savings. for a total of over $439,000 by retirement age. not bad for asking for free closings.
A 10% is pretty bad, all of my real estate returns have been at least 25%, because real estate rules. then I would have $36,475,603 dollars.

Free closings is a great idea but, is that something that I could really expect a title company to give up from the start or should I do a few deals with them first? How would I negotiate that, what kind of leverage (if any other than I’ll go elsewhere) would I need, or did you have?
