What sets your house apart?

I’m driving down the street with my family and realtor looking for my new home. I come accross 3 houses on the same street for sale. All three are ready to move in to. One of those houses is YOUR REHAB. What is going to make me make an offer on yours instead of the other two? What sets it apart??

We all know the basics: New carpet, paint, faucets, ctops, cabinets, etc. After all that… WHY SHOULD I BUY YOUR HOUSE?

Here are some things I do that set my houses apart.

  1. Cleanliness. I go into the properties at least twice a week to make sure the counters are clean and the carpets are vacuumed. You never know when there is going to be a showing!!

  2. Curb appeal. I make sure the yard is clear and mowed, the porch is clean, sidewalks edged, etc. The outside will determine if they even want to look at the inside!!

  3. I give my wife about $200 to lightly decorate the kitchen and bathrooms, give it more of a homey look. I put in towels, a shower curtain, candles, picture frames, just depends on what is needed. I always always always have a welcome mat and a small area rug in the kitchen.

  4. CLEAN WINDOWS. Enough said.

Bottom line is this, I make it look how I would like the outside of my own home to look.

Any additions that I have missed or looked over?? I would love to hear what some of you other investors do.

I believe that the kitchen and bathrooms are what sell a house. So, I will spend more money and effort there.

Maybe some nice looking window treatments in the kitchen and bath? I like neutral white or off white lacey valances. Graciez
