I have done my research on the different ways to find motivated sellers to buy their properties and then wholesale it. I am fairly new at this and need advice/suggestions on what and how to ask when I find the owners of vacant, FSBO, junkers, etc. properties. I don’t want to sound too inexperienced or new. I need a good opening line(s) that I can use to keep them listening and offer help for their situations. Thanks!
How about the classic old lines of
- Tell me about your home
- Tell me why your selling
- Tell me what you think your home is worth
- Would you be offended if I asked what you owed?

I agree with Eric. People like to talk. Ask open ended questions - the kind that need more than a yes or a no. Do use a large script. You’ll sound like a census taker. Know what you want to talk about ahead of time.
Another open ended question, which is very broad, would be “tell me about you situation”.
It’s been said many times - we have two ears and one mouth, so listen more than you speak.
