You’re not getting the whole picture. The price paid depends on how much rehab needs to be done. The common formula is the investors total costs should be 70% of the price the investor gets for the property.

There is no set % for rehabbers. Everyone has their own formulas that they use. If you’re planning on wholesaling, then you’ll need to know the formulas that YOUR buyers use in order to put deals together. Sure, the “standard” guide is 70% of retail (minus repairs), but that doesn’t always work.

The local market has alot to do with how many rehabbers set their formulas. Some may do the 70% guide, some 60 or 80%. Some want to make a specific dollar amount. For example, one local here will buy anything that is a sure fire $10K, whether the purchase price is $50K or $500K. Hardly a good idea, IMO, but he does it.

You have to learn your market and your buyers.
