How do you make money at wholesaling property? The books I have read talk about making lots of money in a short time doing this, but what is the procedure?

What did the books say? All you are doing is getting great deals under contract from distressed sellers and the reselling to another buyer at a higher price than you are paying. Two ways to do this is just to sell the contract or assign it where you get an assignment fee or do a double closing where you buy in one closing and sell the same day in another closing. I have actually seen it where you sell first and then buy. It can even be different days but not too far apart. Title companies like it to be smooth for the sake of funding etc.
