What is the reason so many lenders & hard money lenders do not finance rehabs in Idaho ?

I don't know that there is one specific reason I think it's a combination of many reasons.
The population in Idaho is small in comparison to other states, there is a small number of dwellings per square mile average, there is a soft market and it takes fairly long to sell property their, and the demand for lenders / hard money to finance rehabs is low!

Howerver, I am only 60+ Miles from Boise ID, the Capitol of Idaho. In that 60+ Miles to the South of Weiser, the is a Flourishing amount of Investors, and Rehabs, as close as 16 Miles in Payette, ID and 25 Miles in Fruitland, ID. And as we get closer to Boise, there is an Extremely Serious increase in Buying, Rehabbing & Reselling Single Family Homes !
