i suggest you do a search in the old threads the is a search button up at the top in the blue box by your name in the center of the page
I just use the local newspapers website. The Trustee Sale Notices are on the website the same day they come out in the paper. That gives you about 30 days before the auction.
I use mailings mostly. Altho I do use the reverse telephone directory to find the homeowners phone number. but sometimes there is no phone number for the address.
For a mailing tip, you might look under the Marketing forum under the topic “Sure fire way to get call backs on your mailings”
Start at the clerks office. It will be the most effective because its the start of the lenders foreclosure process although i’ve found out that alot of homeowners abandon their homes before this step.

ALso if you clerks office is computer savvy, you should be able to go online to get the information you are looking for. I am starting to do my research in my county in FLorida. Turns out be pretty easy, just need to cross reference the name in the defendant and the tax recrods.

Find out if there’s an information service that provides this information in your area. Some cost around $20 + up a month.
Really? For some reason, I thought that ppl would stay to the end and have to be forced out through eviction…
at the county clerks office > court house, look at the lis pendens files. Prior to foreclosure, a suit is filed against the borrow by the mortgage holder.The borrower is given several notices…where i live you can pull up on line the clerks office and look up suits files…this gives you names and addresses of property in preforeclosure too. If you can’t do it on line then go to the court house and research your self…If you have to go to court house take a camera and snap photos of the records…and then you can take home and research each property…
…another way is through a bank. they can provide a list to you of people behind…good luck.
