On any given transaction can anyone write a list of disclosures that are need to complete the transaction.
I don’t know that there is a “standard” list.
Lead-paint is pretty standard, other than that it depends by property. In many cases, like REO, they bank has no idea about the property so all they disclose is that they know nothing and are responsible for nothing.
What side are you on? What type of transaction? Who are you buying/selling to/from? Etc…

It also varies very much state-to-state depending upon what sorts of evil litigations have happened there!
