As a brand new investor looking to make a fairly decent amount of profit what is the best field (wholesale,rehabbing and rental) of investing to start into at this time. Also what are some key points that need to be considered?

You can make a “fairly decent profit” from any of these REI fields or from any other business. No one could possibly give you an intelligent answer without more info. Where do you live? What is your market like? Do you have any money or credit? Do you have any business experience? What is your goal? Cash flow, wealth, or both?

You could also combine finding properties in wholesale, rehab it, sell it or even renting it. But if you want quick cash especially if you’re just starting out, you probably would be better off by selling it after rehabbing it.
I live in the northern virginia area near washington dc. The market right now is kinda pricey where most sfh sell no less the 500K and th for no less than 350K. My whole purpose for wanting to get into investing is for the wealth and cash flow maybe dealing with multi family properties, in my area the cost of housing is so high it makes a bit harder to find the kind of deals that will be profitable especially being that it is a buyers market at this time. I do have a small commercial cleaning business that is starting to pick up and my credit score is in good standards and of course im really tring to use opm with dealing in the investing business. I am looking into other areas where i might be able to make some profits so i guess i still need alittle more direction.
